5K a year Kum & Go is hiring a Site Development Manager to oversee and coordinate the due diligence, design, and entitlement of new stores in their assigned region.
The role is responsible for creating and maintaining aggressive project schedules and forecasting the timing of each project.
The Site Development Manager will work closely with a variety of parties, both internally and externally to ensure project success.
What you'll do Provide project and vendor coordination including reporting of dates and general project schedules Negotiate, contract with, and manage outside consultants to complete required plans, studies, and evaluations within budget and on time Review and evaluate outside consultant reports and documents, with the goal of developing strategies and plans to resolve the identified outstanding issues and contingencies Represent Kum & Go by attending the initial pre-application meeting with the governing authority, other public meetings and/or public hearings including neighborhood meetings, land use/zoning hearings, site plan approval meetings, variance hearings, and other entitlement meetings General oversight in development of construction documents including civil plans, lighting plans, and fuel plans while providing direction and cost-effective changes to plans to meet project budgets Review project plans for areas for cost reduction and usability by Operations Identify areas of risk that may jeopardize projects and provide innovative concepts to uphold company standards Manage ongoing review of department procedures and provide recommendations to areas necessitating improvement Planning, scheduling, and reporting of critical project data to Store Development leadership What we're looking for Knowledge of city planning or development processes Ability to read, interpret, and comment on construction documents Highly organized Analytical thinker with strong problem-solving skills Ability to manage confrontational situations in a professional manner Skilled at building rapport and enjoys working cross-functionally in a team environment Excellent communication skills Ability to work on multiple projects simultaneously Other key requirements 5-10 years in commercial real estate development and/or commercial project management Ability to travel up to 25% Relocation to Des Moines, IA area required Leadership Competencies Communication:

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
